When you are buying your first home, it is easy to focus on the price, the kitchen or how a space looks during a showing. But a healthy home is about more than curb appeal. In central Ohio, some of the most important things to check are the ones you may not notice right away, including radon, water quality, older home risks, moisture issues and the condition of the heating and cooling system. In Ohio, sellers must disclose known property conditions, including known radon issues, but they are not required to install a radon mitigation system before selling. That is why it is important to ask questions and do your homework before closing. 

1. Test for radon 

Radon is a gas you cannot see or smell, and it is common in Ohio. Do not assume a home has already been tested. Ask whether the seller has radon test results and consider having the home tested during the inspection period if there is no recent report. If high radon levels are found, you may be able to negotiate next steps with the seller before closing. 

2. Find out where the water comes from 

Not every home is connected to public water and sewer. Some properties, especially outside more urban areas, may have a private well or septic system. Ask whether the home uses public utilities or private systems. If it has a well or septic system, ask for recent inspection records and water test results. Franklin County Public Health conducts real estate inspections for private wells and septic systems, and Ohio recommends regular testing of private water systems for things like bacteria, nitrates and arsenic. 

3. Be extra careful with older homes 

Older homes can have a lot of character, but they can also come with health and safety concerns. If the home was built before 1978, ask about lead-based paint, especially around windows, doors, trim and other painted surfaces. Also ask what has been updated and what has not. A home can look charming on the surface while still having older materials that need attention. 

4. Watch for signs of moisture and mold 

A fresh coat of paint does not always tell the full story. Look closely at basements, bathrooms, ceilings, windows and the area under sinks. Water stains, musty smells, peeling paint or signs of past leaks can point to moisture problems. In central Ohio, where basements are common, this is especially important. Moisture issues can lead to mold and bigger repair costs over time. 

5. Ask about the HVAC system 

Your heating and cooling system affects more than comfort. It also affects air flow, humidity and indoor air quality. Ask how old the furnace and air conditioner are, when they were last serviced and how often filters have been changed. A well-maintained system can help support a healthier home and may save you from expensive repairs after moving in.
